TSA identified a significant opportunity for QIC that lay hidden within the existing 61 Mary Street project, where TSA successfully delivered the building upgrade, integrated fitout and lobby refurbishment along with securing a 10 year lease extension with a blue-chip tenant, the sale delivered a profit to QIC in excess of 40% on the assets costs to date.
TSA’s 61 Mary Street commission was extended to the delivery of a non-existent retail arcade in Mary Street that would provide a pedestrian retail arcade between Mary Street and Charlotte street with up to 16 high end food and beverage retail tenancies totalling 1,500 sqm mixed between three building assets via an internal accessway with four distinct dinning precincts, supplemented by boutique retail on upper floor level.
TSA assisted QIC in obtaining development approval in December 2018. QIC are currently reviewing the project as part of the overall masterplan for the site and surrounding assets with the intention of commencing detailed design phase by mid-2019, with the targeted construction completion in 2022.
