Mary Street to Charlotte Street Retail Arcade

TSA identified a significant opportunity for Queensland Investment Coorporation (QIC) that lay hidden within the existing 61 Mary Street project. This project saw TSA successfully deliver the building upgrade, integrated fitout and lobby refurbishment. In addition, TSA secured a 10 year lease extension with a blue-chip tenant. The sale delivered a profit to QIC in excess of 40% on the assets costs to date.

TSA’s 61 Mary Street commission was extended to the delivery of a retail arcade in Mary Street that would provide a pedestrian retail arcade between Mary Street and Charlotte street. This development included up to 16 high end food and beverage retail tenancies totalling 1,500sqm mixed between three building assets via an internal accessway with four distinct dinning precincts, supplemented by boutique retail on upper floor level.

TSA assisted QIC in obtaining development approval in December 2018. QIC are currently reviewing the project as part of the overall masterplan for the site and surrounding assets with the intention of commencing detailed design phase by mid-2019, with the targeted construction completion in 2022. TSA has been appointed by QIC to take this project through the project definition and concept stages.
