Dr Caroline Noller and The Footprint Company™ (TFC) joined TSA in 2022, expanding our carbon advisory service and bringing the knowledge gained from +340,000,000 m2 of building and precinct assessments in 17 countries.
Together we offer strategic carbon advisory on property and infrastructure projects, as well as access to proprietary enterprise software and data integration options for the whole of life carbon assessment of developments.
Our services include:
- Tools to measure embodied carbon from feasibility and business case through to as-built.
- Establish initial upfront embodied carbon impact and provide overall offset feasibility strategies and ratings guidance.
- Benchmarking to inform scale and performance targets.
- Engage with design team and support major pathway design iterations.
- Monitor against targets and benchmarks.
- Benchmark and performance improvement strategy for capital works.
Cloud based carbon tools
Using The Greenbook™ and The Footprint Calculator™ we can provide scalable assessments. These range from product level (e.g. façade assembly) to fitouts and whole buildings, through to precincts, including public domain and infrastructure. We also create prediction models to drive actionable results.
TFC has reduced the embodied carbon footprint of projects in its system (directly and through support) by approximately 66,000,000 tCO2-e. That’s equivalent to 3 years of Australia’s household energy-related emissions.
The Footprint Calculator™
The FootprintCalculator™ is a dedicated whole life carbon management software platform for buildings and infrastructure. It enables quantification, modelling, reporting and validation across the project lifecycle, in a secure environment.

Dr Caroline Noller, Managing Principal and Founder
Caroline is internationally recognised for her contribution to the development of property whole of lifecycle carbon assessment, green building standards, and sustainable design. She founded The Footprint Company™ with the vision of delivering low carbon design leadership globally – via cloud-based software systems.
Caroline has driven world class sustainability outcomes for asset owners including Lendlease, The GPT Group, Frazers, and CapitaLand. Her achievements include Dow Jones Sustainability Indices (DJSI) world leadership listing for GPT (2 years running) and CapitaLand; Banksia Awards for Large Company (GPT) and People’s Choice (Rouse Hill); and the Victorian Premier’s Award for Sustainability.
Jason Zafiriadis, General Manager
Jason specialises in helping companies bring sustainable technologies to market. Prior to joining TSA, he was Chief Commercial Officer at WAGNERS Earth Friendly Concrete. In this role he led the commercialisation of the world’s first zero-carbon concrete.
Jason is passionate about helping the construction and infrastructure sectors reduce carbon emissions. He was the Australian representative at the UNCC COP26 and COP27 events advocating for cleantech solutions with leaders across government and industry.
