TSA is the Principal’s Representative on the new $35 million Holiday Inn Express on the Sunshine Coast. Our team’s role involves the project management services for the schematic design, planning, design management, value management, program management, authority approvals, contractor procurement, detailed design, tender, contract negotiation, and construction phases as well as the defects liability period.
The hotel is located in the Maroochydore City Centre on 2,535m² site. The eight-storey hotel includes ground-level retail and rooftop swimming pool amenities as well as 181 rooms with a target of a 5-star NABERS rating.
The project involved an early contractor involvement (ECI) period that provided several challenges around obtaining timely and accurate design, construction and cost advice. TSA in conjunction with the client developed a strict framework for value management and design options over the 5-month ECI phase that assisted in understanding the risks and implications around cost and program.
TSA provided services typically fulfilled by the Principal including the commercial negotiation of agreements with the design consultants, D&C contractor, neighbouring landowners, local authorities and utilities. We also managed the detailed design of the new suite prototype for rollout in future projects including coordination of building services, interior design, and FF&E.
