For the first time in over four years, the Greater Wellington Regional Council’s (GWRC) operations team was brought back together under one roof after their new office at 100 Cuba St was completed. The new location is more than just a physical move; it presented an opportunity to become more visible in the community – creating a home for staff and the communities they serve. The 400+ team moved offices twice and were scattered across three sites due to their offices being affected by the 2013 Seddon and 2016 Kaikoura Earthquakes.

TSA was engaged on behalf of the Tenant, GWRC, as Engineer to Contract and Project Manager for the sub-divisional hard fit-out refurbishment of new office premises. With an NLA of circa 5,818m2 across three floors, plus an exterior courtyard and Level 2 terrace accessible from the tenancy, the integrated tenancy fit-out caters to the specific functional, operational and accommodation requirements of GWRC, incorporating a small workshop and a number of sustainability initiatives such as photovoltaic panels, a heat pump water-heating system, BMS, lighting control and a number of passive sustainability systems throughout the build.

In addition, the newly developed tenancy provides a central, flexible workspace and environment that encourages open and collaborative working behaviours in line with the ‛GWRC Way’ vision and purpose.

The project was a 2021 Property Council NZ RLB Property Industry Awards finalist in the Commercial Property category, and a category winner in the 2021 NZIA Wellington Interior Architecture Awards.
