TSA worked with Opal Specialist Aged Care (Opal) on their Kawana Waters residential development on the Sunshine Coast, since inception. Initially preparing a preliminary development feasibility assessment to assist Opal with understanding the development potential, and associated costs, before submitting an expression of interest to council.

The assessment conducted by TSA included reviewing town/master planning, project cost planning, as well as architectural and valuation advice presenting a number of options to maximise the development potential and value of the site.

TSA then worked with Opal to provide project management services for the delivery of the project including DA preparation, stakeholder and authority approvals. The five storey, 151-bed Residential Aged Care Facility was completed in February 2017 and delivered within the $30M budget.

The facility to be future-proofed to cater for the emerging high care market, supporting supports a range of service levels including low dependency and high care residents, with one dedicated Dementia Wing with 16 beds.  Most are single rooms with ensuites, with some larger suites with ensuites.

The facility has a domestic and non-institutional character along with shared community areas, associated health services and fully landscaped outdoor residential areas.

The project encountered severe weather conditions at the start of the project during the earthworks and foundation phases. However, TSA in consultation with the Contractor managed to limit the extent of delays encountered.

The project was completed with less than 50 defects at PC.  This was achieved due to TSA’s diligence in monitoring and managing the defects process with the consultants and contractor early during the construction phase.

TSA also played a major role in assisting Opal with their operational readiness of the facility with coordination of FF&E installation, training, asset management and operational commissioning.
